A new chapter begins: First Trent Vale village approved

The first village within the new Trent Vale vision has taken a major step forward after planning permission was granted for Ashmere – paving the way for construction to begin later this summer.

Ashmere will become one of six distinct villages that together will form Trent Vale – a new collection of communities on the western edge of Scunthorpe, each with its own identity, connected by green space, walking and cycling routes and supporting infrastructure.

UK housebuilder Keepmoat has been confirmed as the development partner for the first phase.

The scheme will deliver a mix of new homes alongside extensive open space, landscaping, biodiversity areas and sustainable transport links, creating the first community within the wider Trent Vale vision.

Cllr Rob Waltham, leader, North Lincolnshire Council, said: “This marks the point where the Trent Vale vision becomes reality. We’ve set out a clear plan for six new villages, and this is the first community to move from vision to delivery.

“This is about creating places where people will want to live for generations. New homes are only part of the story. We’re creating communities with green spaces, walking and cycling routes and the infrastructure needed to support family life.

“We’ve always said infrastructure must come first. Years of investment in roads, flood protection and utilities have created the foundations needed for these new communities, approval of the Keepmoat development is the first step in delivering that long-term vision.”

The development forms part of the wider Trent Vale vision, which will see six connected villages created across the western edge of Scunthorpe:

• Ashmere
• Woldmere
• Burgess Croft
• Burleigh Green
• Brumby Green
• Southgate Hollow

The wider programme builds on years of investment in strategic infrastructure, including new motorway junctions, flood defences and future transport improvements, providing the foundations for sustainable growth while protecting existing communities.

Construction is expected to begin later this summer, with the first homes following as the new village takes shape.
