Planning definitions

1. Domestic property - a property (house or bungalow) used for the purpose of living in.

2. Commercial property - premises used for any business, shopping or industrial purpose.

3. Flat/maisonette - flats or maisonettes are self-contained residential homes within a group of similar homes. Each home has its own washing and living facilities.

4. Semi-detached/ detached property - a semi-detached house is one half of a pair of residential properties. A detached house is a property standing within its own boundary. It is not joined to any other dwelling.

5. Terraced property - a terraced property is a residential unit within a block of three or more.

6. Parcel of land - the whole of an area of land included within a single defined boundary.

7. Permitted development rights - if you live in a house or bungalow you can make certain types of minor changes to your home without the need for planning permission. These rights are called 'Permitted Development Rights'.

8. Existing/original house - the house as it was first built or as it stood on 1 July 1948 (if it was built before that date). Be aware although you may not have built an extension to the house, a previous owner may have done so.

9. Previous extension - previous extensions include not only any existing addition to or extension of the original house, but also any existing buildings (such as a detached garage or carport) on the land around the property that is within five metres of the existing house or would be within five metres of any part of the house if extended.

10. Conservatory - a single storey extension with a glazed roof and partially or wholly glazed walls.

11. Dormer window - a framework of wood or metal that contains a glass windowpane and is built into a wall or roof to admit light or air.

12. Roof light - a framework of wood or metal containing a glass windowpane that is built into a wall or roof to admit light and remains flush with the wall/roof slope.

13. Protected building - a building which is usually legally protected (for example listed). This is to keep its appearance or history. It would also be protected (whether listed or not) if it is within a conservation area.

14. Used in connection with the dwelling house - any purpose or activity incidental to the enjoyment of the dwelling house.

15. Porch - a small (maximum two square metres) extension on a house or commercial property covering an outside door.

16. Advice on measuring height 1 - measure the height of any addition, extension or building from the natural level of the ground immediately next to the addition, extension or building. Where the ground level is uneven, measure the height from the highest part of the surface of the natural level of the ground immediately next to the addition, extension or building.

17. Advice on measuring height 2 - the height of any gate, fence or wall should be measured from the natural level of the ground on which the gate, fence or wall would be situated.

18. Highway - all public roads, footpaths, bridleways and byways over which the public have a right to pass.

19. Trunk or classified road - trunk or classified roads are roads classified by the Local Highways Authority as having a major status. They are usually used as part of a bus route.

20. Adjacent to highway (used for vehicular access) - land within one metre of a classified road.

21. Agricultural unit - an agricultural unit is agricultural land occupied as a unit for the purposes of agriculture. This includes farmhouses and farm-workers houses related to the land.

22. Hectares - one hectare = 2.471 acres

23. Protected trees - a protected tree is a tree that is the subject of a Tree Preservation Order, within the grounds of a listed building or a scheduled ancient monument or within a conservation area.

24. Public open space - public open space is an area of protected land. It is protected in the council’s local plan against further development.

25. Aerodrome - an aerodrome is a landing area. They are normally for private aircraft and smaller than an airport.

26. Telecommunications code system operator - is a person who has been granted a licence under section 7 of the Telecommunications Act 1984 which applies the telecommunications code to him in pursuance of section 10 of that Act.

27. Telecommunications equipment - any equipment that belongs to a telecommunications code system operator. Such as telecommunication mast and associated equipment, cabinets, enclosure.
