Planning Guide: This useful planning guide contains all the information you need to help you to prepare a planning application. You can also find out more about the role of Building Control, Enforcement, Spatial Planning and the Environment Team.
Accredited Agents: North Lincolnshire Council has recently introduced an Agents Accreditation Scheme. The scheme was identified in the Killian Pretty Review: Planning Applications (2008) as an example of good practice. Agents have to sign up to a code of practice and can only acquire accreditation by achieving a consistently high standard in the planning applications which they submit on behalf of their clients. Once becoming Accredited strict protocols are applied to ensure this standard is maintained.
The scheme is limited to particular types of application and if you are an agent interested in becoming accredited you can find further information here.
This is the current list of accredited agents who have achieved the required standard.
Note: Achieving accreditation does not imply that the Council recommends any of these agents above others. It is for applicants to satisfy themselves that their choice of preferred agent meets their personal requirements. Accredited agents submissions must still meet, and will still be assessed against, all relevent national and local policies in order to be recommended positively.
Flexibility for planning permissions: For information about Government legislation concerning extensions to time limits, non-material amendments and minor material amendments to planning permission, please look at this Guidance Note [PDF] (32K).
Strategic flood risk assessments: To avoid confusion it should be noted that for the purposes of determining planning applications in North Lincolnshire, the Strategic Flood Risk Assessment (SFRA) will take precedence over the Environment Agency's flood risk maps.
Changes to permitted development: You can find more information about paving over front gardens in the Communities and Local Government's Guidance on the permeable surfacing of front gardens [PDF] (601K).
If you want confirmation in writing about whether or not the works you would like to carry out are permitted development, you can download our Permitted Development Enquiry Form [PDF] (28K).
Development control
Most building work, engineering work and use of land needs planning permission. The team's role is to ensure that development is carried out in accordance with local and national planning guidance.
For help and advice you can contact your Development Control Officers [PDF] (11K).
We operate a duty officer service and a dedicated planning officer will be available daily to answer planning enquiries either by telephone or if you call at our offices (although prior appointments are preferred). They will provide you with pre-application advice and help you with any general planning queries. If you wish to speak to the duty officer telephone 01724 297420.
Please note building regulations are also required for most building works.
