Design and access statements

A significant change has been made to the way planning applications have to be submitted. This came in to effect from August 2006.

This change means you must now submit a design and access statement with most planning applications. The statement must contain the information listed below:

  • Use amount of development
  • Indicative layout
  • Scale indicative access points

Exceptions:

This change will affect most types of applications. But there will be the following exceptions.

  • A change of use of land or buildings (unless it involves building works)
  • Engineering or mining operations
  • An extension to an existing dwelling or development within the site boundary of an existing dwelling. (Except where the dwelling is within a conservation area or a Site of Special Scientific Interest
  • Application to display an advertisement
  • Tree preservation order proposals
  • Hazardous substances applications.

Please note: If your application does not contain a design and access statement it will not be accepted. It will be sent back to you complete with your payment.
